LeaseGreen designed and engineered a energy efficiency project for a Citymarket retail shopping center in Malmi, Helsinki. In the project the automation system was upgraded, air circulation and considerable parts of lighting modernised to LED technology. The estimated life cycle savings from these investments will be approximately 300,000 euros.

According to Tomi Mäkipelto, CEO of LeaseGreen, energy efficiency portrays as a great opportunity to the retail rector of all Scandinavia. The retail centers consume a lot of energy and new building technology offers a big efficiency benefit when compared for example to the machinery installed in the turn of millennium.

Finnish retail group S-ryhmä launched a pilot energy efficiency project in the eastern lakeland district of Finland in co-operation with LeaseGreen. LeaseGreen modernised the air circulation and control of the ABC Juva traffic service station, and the lighting systems of the property was upgraded to LED technology. The estimated life cycle savings from these investments will be more than 300,000 euros.

ABC Juva traffic service station started business operations in 2003. The surface area of the property is 2,950 m2 and it consumes 1800 MWh of electricity and 1150 MWh of district heating per annum. The owner of the building is local retail cooperative Suur-Savo.

The CEO of LeaseGreen, Tomi Mäkipelto, says that ABC Juva is a very important milestone for his company.

LeaseGreen designed and implemented an energy efficiency refit project in two office buildings owned by pension insurance company Etera in the Pitäjänmäki area of Helsinki. As part of the project, the air ventilation fittings was modernised and the lighting systems refitted with LED technology.

The project was implemented using the LeaseGreen service model, based on a fixed monthly fee. The contract period is eight years and the customer’s accumulated net savings will amount to over EUR 1.8 million over the life cycle of the investment.

Apila Rehabilitation Center

Apila Rehabilitation Centre in Kangasala, in Finnish Lakeland near Tampere, upgraded its building automation, ventilation and lighting systems to achieve greater energy efficiency. The modernisation was designed and implemented by LeaseGreen as a turnkey project, based on a service contract with a monthly fee. The contract period is eight years. Apila was not required to use its own capital resources, and the monthly fee is lower than the savings produced by the efficiency investments.

Apila is Finland’s leading rehabilitation centre specialising in rheumatism. The modernisation enhanced the competiveness of Apila in public competitive tenders, and also improved the indoor air quality in the buildings.

“There’s a big gap opening up between old and new technology,” says Tomi Mäkipelto, CEO of LeaseGreen.

“It’s very difficult to operate in old buildings if repairs and investments are delayed too long. From a resource efficiency point of view, I would say that it’s also unsustainable to leave existing properties to deteriorate and build new ones next door. I feel very satisfied that we can help Apila to succeed in its work for rheumatology patients.”

New LED lighting technology was installed at the end of summer 2015 in Itämerentorni, located in the Ruoholahti area of western Helsinki. LED technology produces significantly more lighting power, with 70 per cent lower energy consumption. The lighting refit was designed and implemented by LeaseGreen as a turnkey project. The tenants’ net accumulated savings will reach over 100,000 euros over the life cycle of new lighting systems.

The owner of Itämerentorni is the property investment company Exilion Capital. The property is a Ruoholahti landmark, with the 16-storey tower building and the lower curved building adjacent to it. Among the tenants are PricewaterhouseCoopers, Suominen Plc and S-Market, which is operated by retail group HOK-Elanto.

“This is a great reference for us and Exilion takes great care of it,” says Tomi Mäkipelto, CEO of LeaseGreen. “LED technology has matured to such a level that one can recommend it to professional property owners – as long as the project is designed and implemented meticulously. I can’t recommend wasting energy – even to amateurs.”

The interior design and furniture company Isku overhauled the building systems at its Viisari retail centre in Vantaa, Finland. The design and investments were delivered as a turnkey project by energy efficiency service company LeaseGreen. The goal of the project is to make Isku accumulated net savings of more than EUR 1.0 million over the lifetime of investments.

Viisari was built in 1981 and has since been expanded several times. The latest expansion was in 2005. The modernisation of building systems was implemented with the LeaseGreen service contract, which delivers higher monthly savings than the cost of the fixed monthly fee.

The majority of savings will be created by new automation and ventilation systems. The project also included the installation of a new and efficient cooling solution and LED lighting.

Kuortane

Kuortane Sports Resort launched an energy efficiency project that is targeting 20 per cent savings in energy costs from the running of Kuortane Hall and main building of the resort. The project modernised the building automation and air ventilation systems of these buildings, and was carried out as a turnkey delivery by LeaseGreen.

Sports facilities are typically big consumers of energy. Kuortane Sports Resort is one of the leading sports centres in Finland, with 3.5 hectares and 205,000 m3 of indoor space. The resort consumes about 5,000 MW of heat energy each year, which is equivalent to the total consumption of 250 typical single-family houses in Finland. The electricity use is even bigger in relative terms.

“Athletes are very demanding end users of properties,” says Tomi Mäkipelto, CEO of LeaseGreen. “Different sports have different expectations of temperatures and it is important to keep CO2 levels under control. We had to meet very high standards for the flexibility and accuracy of the new system.”

LeaseGreen designed and implemented a turnkey energy efficiency project at Kauniala Hospital, which is located near Helsinki. The savings target is 900,000 euros in the energy costs of Kauniala over the life cycle of the investments.

Kauniala pays for the investments in the form of a monthly fee, which is smaller than the savings produced by the new technology. The building automation system was expanded and modernised, as will the majority of air ventilation units. The contract period is six years.

“After the installations, the ventilation of the hospital will be adjusted automatically according to the demands of CO2 sensors,” says Tomi Mäkipelto, CEO of LeaseGreen. “We also introduced LED lighting technology and a water saving solution in the property.”

Sallila

The energy company Sallilan Energia decided to launch an energy efficiency project which aims to cut energy consumption and minimise fossil energy use at its head office. The project was implemented as a turnkey delivery by LeaseGreen. The main investments were two heavy heat pumps, which will produce an estimated saving of 60 per cent in energy costs.

The head office of Sallilan Energia and its warehouse were previously heated by direct electricity. Oil was an auxiliary heat source, mainly used for peak power needs during the coldest months of the year.

The volume of these buildings is 12,000 m3. They will be heated in the future with the power produced by two 128 kW air-to-water heat pumps. The old oil boilers will remain in reserve.

Liesikuja

When the office building at Liesikuja 7 was designed and built in Vantaa at the end of the 1980s, it benefited from state-of-the-art technology. The time had come to retire the old machinery and replace it with new generation equipment.

LeaseGreen agreed with the property operator Trevian Asset Management on a comprehensive development programme for improved energy efficiency, aiming for total savings of 400,000 euros after all costs.

Liesikuja 7 opened in 1990 and it has a total volume of 3,200 m3. The contract period is 72 months. LeaseGreen has executed a similar project in another property operated by Trevian, at Koivula retail centre in Turku.

Tiilikulma

LeaseGreen delivered a turnkey energy efficiency project to the Tiilikulma business property, which is located in the Skanssi area of Turku. During the project the building automation, air ventilation, heat exchangers and air conditioners were modernised.

“Our goal was to help Tiilikulma make savings of up to hundreds of thousands of euros over the life cycle of investments made in this project,” says Tomi Mäkipelto, CEO of LeaseGreen. “New energy-efficient solutions will deliver an excellent risk-to-profit ratio, if the project is designed and engineered thoroughly.”

Tiilikulma was built in several phases in the 1980s and is owned by Suomen Laatutilat. The property is home to several technology companies, a restaurant and a petrol station. The heat comes from the local district heating system.

In early 2014 LeaseGreen enhanced the energy use of the premises of Tilkka Hospital, including a historic former military hospital and associated newer premises. Together with the property owners, the Finnish pension insurance company Etera, LeaseGreen set a target aiming to achieve savings in the use of district heating and electricity worth 200,000 euros during the life cycle of the energy saving measures.

The project agreement commits Etera to pay monthly fees to LeaseGreen for a period of four years. The project started with the installation of smart building technologies including sensors and motion detectors.

The energy savings already achieved during the project’s first few months indicate that the total savings target will be significantly exceeded. Savings realised in the first four months were 68% higher than the promised levels.

Koivula

LeaseGreen realised a comprehensive energy efficiency project at Koivula shopping mall in Turku. The property’s automation system was updated, ventilation fittings will modernised, heat exchangers renovated, and the building was linked to an energy control centre.

The project targets net savings of 350,000 euros in the shopping mall’s heating and electricity use during the life cycle of the measures realised. The whole scheme was financed through a funding model devised by LeaseGreen, which is based on the payment of monthly fees by clients. This means that clients do not need to contribute their own capital.

Koivula shopping mall is largely owned by the Finnish property investment fund Trevian Retail I, which is run by Trevian Asset Management. Built in 1989, the mall houses retail outlets including a major supermarket, a pharmacy and several restaurants.

IsoKristiina

Retail property managers Citycon and the Finnish insurance company Ilmarinen renovated and expanded this town centre shopping mall in Lappeenranta, south-east Finland. The project was realised by the construction firm Skanska Talonrakennus, with support from LeaseGreen’s project management team.

Energy-efficient building services plays a key role in the bigger and better mall. This project was particularly challenging because of its tight schedule, the need to relocate infrastructure under surrounding streets, and the requirement to ensure that building services continued to function for the mall’s current tenants throughout the renovation.

Unlike most shopping malls in Finland, IsoKristiina also contains a major cultural space, in the shape of the relocated Lappeenranta City Theatre. LeaseGreen also oversaw the building services provided for the theatre’s new premises.

LeaseGreen helped the Sato-Koto housing cooperative in Turku, south-west Finland, to find ways to achieve significant savings by reducing water use. Innovative water-saving solutions are being installed in each apartment.

Sato-Koto is owned by housing developer Suomen Laatuasunnot, which runs a total of around 1,000 apartments in various localities in Finland. The potential water savings were identified during a detailed survey of the apartment block’s energy efficiency. The technical solutions were recommended by LeaseGreen’s experts.

The water-saving scheme at Sato-Koto is a pilot project where Suomen Laatuasunnot were testing the value of LeaseGreen’s funding models for energy efficiency projects, which are based on the payment of monthly fees.

Rönnvik

Rönnvik, located in Pälkäne, is one of Finland’s largest poultry farms. Rönnvik and LeaseGreen realised a project through which the old fluorescent and incandescent lamps in the farm’s poultry barns were replaced by LED lighting.

The new LED lighting solutions reduce the related energy consumption by as much as 80%, and the reduced need for maintenance brings further savings. Modern lighting also improves the conditions in Rönnvik’s poultry barns.

The lighting modernisation scheme was realised in spring 2014 as a turnkey solution from the farm’s perspective. The project was funded through LeaseGreen’s own acquisition model, which is based on monthly fees paid by clients.

Vähälä’s logistics hub, which was completed in 2011, is one of the most modern in Finland. The premises were mainly constructed by Rakennusliike Lipsanen Oy, while a team from LeaseGreen led the related building services project from the project planning stage through to the monitoring conducted during the warranty period.

Energy-efficient building services are a crucial part of any logistics facility. Vähälä’s excellent energy efficiency is primarily due to a set of 71 ground-source heat pump boreholes connected to a cooling system that runs on carbon dioxide, making the most of the condensation’s latent heat.

When the project was realised, Vähälä’s ground-source heating system was the largest of its kind in Central Finland. It is able to meet the heating and cooling needs of the logistics hub almost every day of the year. During mild winters there is no need to obtain any heat from other, more costly sources.
